Haarlem in Facts

  • Size: CBS counted 168,958 residents in the municipality of Haarlem at the start of August 2026 (CBS table 37230NED).
  • International school: International School Haarlem opened in September 2017 with a primary department and added secondary students in 2018. It offers the International Primary Curriculum (IPC) in primary and the IB Middle Years Programme (MYP), Career-related Programme (CP) and Diploma Programme (DP) in secondary, and says it is authorised as an IB World School. It has 3 locations in Haarlem (ishaarlem.nl, 6 October 2026).
  • Connections: Haarlem has a railway station. Check journey times to Amsterdam, Schiphol and other destinations on the NS journey planner for your own route, since they depend on the service pattern. We quote none.

We do not give neighbourhood rents, travel times, prices or ratings, because we have no official source for them.

Choosing a Neighbourhood

Neighbourhood character, rent and commute depend on the exact address, so check them yourself:

  • compare current listings for the neighbourhoods you consider and note the rent per square metre;
  • use the NS journey planner for the commute from a specific address to your workplace;
  • visit the area at different times of day, and check which schools serve the address if you have children.

Expat guides often mention the Centrum, Vijfhoek, Haarlem-Noord and Schalkwijk. We do not describe or rank them here.

Housing Costs

Renting

Pararius reports the average rent per square metre paid by new tenants in free-sector homes in the third quarter of 2026: Haarlem EUR 24.34, after Amsterdam (EUR 28.56) and Amstelveen (EUR 24.72), against Rotterdam EUR 22.92, Den Haag EUR 22.95, Utrecht EUR 22.87 and Eindhoven EUR 19.61; for the province of Noord-Holland it reports EUR 25.44 (Pararius Huurmonitor Q3 2026). These are city-wide averages, so compare current Haarlem listings. Multiply the price per square metre by the floor area for a rough rent before service costs.

The maximum deposit is two months of basic rent for contracts from 1 July 2023 (Rijksoverheid).

For housing search strategy, the same platforms work as elsewhere: Funda, Pararius, HousingAnywhere and Huurwoningen.nl. Check our finding housing in the Netherlands guide for a full search strategy, and use our housing budget checker to work out what you can afford after Dutch taxes and deductions.

Dean is a paid rental alert service for Dutch rentals. Dean says on its own site (heydean.nl/en) that it checks more than 1,000 rental sources against your search profile, with a 3-day free trial and plans from EUR 14.95 a month (heydean.nl/en, checked 31 October 2026). It does not rent you a home, so you still need to respond quickly with your documents ready.

Buying Property

We give no price per square metre for Haarlem, because we have no official figure. Read our expat mortgage options guide first, and check recent sales prices for your area before you plan a purchase.

Getting Around Haarlem

Check routes, times and fares on the NS journey planner and on the operators’ own sites. Our OV-chipkaart guide explains how to set up a travel card. Cycling is a common way to get around in Dutch cities; check our cycling guide for the basics. For parking permits, ask the municipality.

International Community and Expat Life

We do not know of a verified count of expats in Haarlem, so we give none. Ask the municipality and check the websites of expat groups and events for current activity. Haarlem is close to Amsterdam, so Amsterdam-based communities and events are within reach by train.

Schools

International School

International School Haarlem is in Haarlem itself (see above). Check its website for admission rules, fees and waiting lists. Other international schools in the region are described in our international schools in the Netherlands guide; check each school’s own website for travel distance and admission.

Dutch Schools

For Dutch primary and secondary schools, ask the municipality which schools serve your address and ask each school about its support for children who do not speak Dutch yet.

Healthcare in Haarlem

Dutch health insurance is mandatory. Take out basic insurance no later than 4 months after arriving; the cover applies from the day of arrival (Government.nl). The average basic premium in 2026 is €157 per month (Rijksoverheid), and the compulsory deductible is €385 per year. Read our Dutch health insurance guide for expats. For a GP (huisarts), contact practices in your neighbourhood and ask whether they take new patients.

Things to Do

We do not rank restaurants or sights. For events and museums, check the municipality’s and the venues’ own websites.

Cost of Living

We give no comparison with Amsterdam for groceries, dining or transport, because we have no official source. Use the Pararius figures above for rent, and for a full Dutch cost of living breakdown, read our cost of living in the Netherlands 2026 guide.
